Tenancy Agreement Information A Tenancy Agreement, also referred to as a Residential Tenancy Agreement, Short Assured Tenancy, or Assured Shorthold Tenancy Agreement, is a contract that sets out the obligations and expectations of the relationship of a landlord and tenant (s) during the tenancy.
The Residential Tenancies Act applies to every dwelling, which is the subject of a tenancy. Tenants and landlords should be clear on their status within a tenancy. A written tenancy agreement is known as a lease. A fixed term tenancy is a tenancy that lasts for a specific amount of time.
The tenancy agreement should be signed by all tenants and your landlord. If there are joint tenants, each tenant should receive a copy of the agreement. It’s good practice for a written tenancy agreement to include the following details:

How much notice should I give for a rent increase?
You are required to provide sufficient notice before the rent increase takes effect. At a minimum this means that your notice must be:
- one month for a tenancy where rent is paid monthly or for a lesser period, for instance weekly or fortnightly
- six months if the rent is paid annually
- in all other cases, a period equal to the length of the rental period of the tenancy - for example, three months in the case of a quarterly tenancy

You’II either have a 'fixed term contract' which ends on a certain date or a ‘periodic contract’, which just continues on a monthly or weekly basis for example.
If you had a tenancy that started before 1 December 2022 you’ll probably have a ‘converted contract’. On this date most tenancies were automatically converted to contracts.

A section 8 notice is a notice seeking possession of a rented property from a tenant on grounds set under section 8 of the Housing Act 1988. Section 8 grounds include rent arrears, irregular rent payments or damage to a property.

• the tenant has not paid the rent and remains at the property
• the tenant has damaged the property
• if you want to take possession of your property

You need a section 8 notice if you want to get possession of your property during a fixed term tenancy or during the first six months of a tenancy. Use this notice if the tenant has not paid rent or they have damaged the property without repairing it. Ask a lawyer if you wish to gain possession for any other reason.
This notice should be used before you apply to the court for possession during a fixed term, ie : the period for which the landlord and tenant agreed to contract for the tenancy).
In England, the amount of notice landlords need to give depends on the eviction grounds relied on in the notice. For more information, read Repossessing property - section 8 notices.
In Wales, until at least 31 December 2021, you must typically give the tenants at least six months’ notice under the Coronavirus Act 2020.

Section 13 procedure - notice of rent increase
Section 13 of the Housing Act 1988 allows a landlord to raise the rent on a periodic assured or assured shorthold tenancy by means of a notice of increase in the prescribed form.
For tenancies where the rent is paid yearly, the minimum notice period is six months. In all other cases, the minimum notice is equal to the rental period. Once the form has been correctly completed in full, the notice must be served on the tenant.

Every gas appliance needs a Gas Safety Certificate
As a landlord you need a Gas Safety Certificate or CP12 for every gas appliance in your rental property. It’s a legal requirement and each individual certificate has to be renewed every year. Without them you risk a safety fine, and the appliances may be unsafe for tenants to use.
We will instruct one of our local/national gas safe engineers to do a landlord gas safety check on all gas appliances and on successful completion the gas safety certificate will be digitally emailed to you the landlord and the tenant on the request of the agent/landlord that has purchased this service.

Electric Certificate

Is it a legal requirement for landlords to have electrical certificate?
The Regulations require landlords to have the electrical installations in their properties inspected and tested by a person who is qualified and competent, at an interval of at least every 5 years.
Once you have purchased this service we will instruct one of our local Niceic registered electrical engineers to carry out the test and then all relevant documents will be emailed digitally to the relevant person, we can also give physical copies on request.

An energy performance certificate (EPC) measures the impact of a property on the environment.
A property can be placed in bands A - G, with the most efficient buildings being in band A and the least efficient in band G.
An energy performance certificate records details about the current energy efficiency of a property, along with recommendations on how to improve efficiency and save money.
A valid energy performance certificate (EPC) is required when a property is built, sold or rented.
An up to date EPC certificate is required before you market your property. Once issued, an EPC is valid for 10 years.
On purchasing this service we will instruct our local EPC assessor to carry out a assessment of property and digitally send by email and on request give physical copies.

Landlords are responsible for the fire safety of their tenants. Whilst this is a clear enough statement, the considerations and precautions to be taken are challenging.
The range of rental properties spanning from single household occupancy to large HMOs or combined residential/commercial properties is wide, especially when taking into account the multitude of occupier profiles (families, disabled or elderly people, drug abusers, etc). And equally varied are the steps landlords must take to find a suitable degree of protection for their particular properties and tenants.

A Housing Report (or UKVI property inspection report), for the purposes of a UK immigration application, is essentially a document that is sometimes submitted to show that certain UK accommodation can be relied on as it is ‘ adequate ‘.
Under the guidadnce of Maintenance and accommodation (MAA) of UK Visas and Immigration rules for Settlement Visas (commonly known UK Spouse Visa or partner, proposed partner, civil partner, child or other dependant relative), the Rules require applicants to be able to be maintained and accommodated (and any of their dependants) without additional recourse to public funds. A Housing Report is a document that can be submitted with visa application to show that the adequate accommodation requirement is met.Many applications are refused because they do not meet the accommodation requirements and therefore we strongly urge that that a property inspection report to submit along with other accommodation documents to avoid the risk of refusal.
Once you have purchased this service we will instruct on of our assessors to come to the property and and carry out a visual survey and upon completion we will issue a letter vie email or a paper copy.

Inventory Report

Inventory Report A document that mentions all the interest of tenant and the landlord is known as an inventory report. This report is formed during the tenancy to list down all the furniture and condition of the property a full list of all things in the rental property and photographs will be taken and a video of the entire property will be done. This report will be given digitally to both parties in which will reduce confusion on vacating and end of tenancy.

We will hold the tenants deposits in our client account to deposit it with one of the authorised government bodies and give all relevant information to the tenant and landlord , this will insure the landlord complies with the Deposit protection schemes implemented by the uk government which is compulsory for all landlord taking deposit for the rental of all residential tenancy in England and wales.

A commercial lease is a contract made between a business tenant and a landlord. This commercial lease contract grants you the right to use the property for commercial or business purposes. Money is paid to the landlord for the use of the property.
